In late 2020, 4502 Pyman Road sold for about $18m. Bank of Montreal financed the Sandhers 1,516 acre, 11-titled property on an inter alia mortgage. An inter alia is a mortgage secured by more than one property. A single mortgage document is executed and registered against each property that is used as security. Called a blanket mortgage, it is rare in Canada. Bir Singh Sandher’s brother Sukhdev Singh Sandher also operates under an inter alia BMO mortgage.

Construction of the reinforced concrete drug lab bunker started without permits or approvals in spring 2021 and ended in late fall. No cherries are grown above 1,000 meters in the Okanagan.

The area around the bunker entrance is under 24/7 surveilance. Citizens are advised to avoid the area. The Sandhers call their drug lab bunker a ‘water treatment cistern’.


Prior to its sale to the Sandhers, the route along Pyman Road was a hiking trail to the top of Black Mountain.


The Sandhers are behind the biggest drug lab Canada has ever seen, the Falkland bust. The Falkland drug lab was visited by Sinaloa boss Edgar Watson, KTF brass including Bir Sandher, Gurjit Jhajj and Arsh Dalla before commissioning. Gurtaj Singh Sandher was at the lab.

The drug/weapons bunker on Black Mountain has completed commissioning phase and is operational. Equipment is state of the art.

Sandhers have purchased gas chromatographs, a mass spectrometer, HPLC equipment, and a nuclear magnetic resonance spectrometer. Over $3m has gone into equipment for the production of meth, fentanyl, MDMA and methylphosphonyl difluoride. (sarin). The Sandhers have stockpiled weapons, including 81mm mortars and RPG’s at the Pyman Road lab on Black Mountain.

Near the illegal lagoon filled with stolen crown water, the Sandhers installed a $100k, 3 phase, 4160 volt, 500KvA electrical system. That’s overkill for running irrigation pumps, which run on 600/347 Y connected 3 phase. 4160 is best because cables run a long way underground without voltage drop to the electrical room in the bunker. A 3 tap transformer there: 600/347, 480/277, and 208/120 runs industrial scale lab process equipment.

The concrete bunker cost $8m. The buried structure is 100m SE of the entrance and is 50m long, 22m wide, and 10m in height. The bunker is made of reinforced concrete with 2 support columns in the center. It was built below grade and buried. There is a ramp/tunnel going into it from another small building 100m away. Entrance to the Sandher lab on Pyman Road is clear. Google maps shows a black rectangle, and that is the entrance.
Construction took over 7 months. Total cost is $11m. Add land cost (BMO) and the total is $29m. Sandher’s concrete bunker is 1,100 sq m. They have buried the equivilent of 140, 40′ shipping containers. (11,000 m³/76.3m³)

Methylphosphonyl difluoride (EA-1251 or difluoro) is a chemical weapon precursor. It is used for production of sarin and soman as a component of binary chemical weapons. Methylphosphonyl difluoride, when mixed with isopropyl alcohol, results in the deadly nerve agent sarin.

Sarin is extremely toxic, one of the most dangerous nerve agents known. Sarin is 25-50 times more toxic than cyanide. Sarin is exclusively a chemical warfare agent. It is odorless and tasteless. Exposure to minute amounts of sarin causes death in minutes.

Following exposure, the airways constrict and the lungs fill with fluid, causing shortness of breath. Heart rate slows and blood pressure decreases. Seizures occur, and the victims may secrete fluid from the nose and mouth. Loss of consciousness precedes death.

Sarin was used in chemical attacks by Iraq in the Iran-Iraq War in the 1980s. Syria used sarin in 2013 killing some 1,400 people. Bashar al-Assad used sarin again in 2017. In 1995 sarin was used in the Tokyo subway attacks. In 1993 the Chemical Weapons Convention banned sarin world-wide, labeling it a Schedule 1 substance. This means it has no use other than as a weapon. Non-lethal doses, despite treatment, causes permanent brain damage.

The Sandhers built, without permits, what they called an $11m water treatment cistern soon after they bought the Black Mountain properties with a Bank of Montreal mortgage in 2020, to “store and treat water for irrigation”. The intended purpose for the bunker on Pyman Road is entirely different. Construction began in the spring of 2021, and finished in the late fall. A causeway for water was never built, thus it is only a facade. It is an illicit drug lab. Chemical waste includes Hydrofluoric acid, Phosgene, Diethyl Ether, Benzene, Hydrochloric acid, Sulphuric acid, Sodium Hydroxide, Ammonia, Methylamine, Perchloric Acid, Pyridine and Hexane. Each kilo of meth creates 5-7 kilos of toxic chemical waste, while each kilo of fentanyl produces between 25-30 kilos of waste. For methylphosphonyl difluoride the waste created is about 5 kilos, but it is far more toxic to the environment. Reactions that involve fluorine produce incredibly toxic waste. Sandher chemical waste from the lab on Black Mountain would go to ground, eventually corrupting the water table forever. The Sandher/KTF underground chemical weapons/drug lab bunker at 4502 Pyman Road on Black Mountain in Kelowna has completed testing and commissioning. Drug and chemical weapons production may start at any time.

Through Sandher shell companies, chemicals have been stockpiled. Phosphorus tricloride, Sulphuryl chloride, Methyl Iodide, Acetic anhydride, 4-aminopyridone and 1-boc-4-AP. The first 3 are for the production of methylphosphonyl difluoride. The Sandhers are preparing to produce chemical warfare agents.
