In late 2020, 4502 Pyman Road sold for about $18m. Bank of Montreal financed the Sandhers 1,516 acre, 11-titled property on an inter alia mortgage. An inter alia is a mortgage secured by more than one property. A single mortgage document is executed and registered against each property that is used as security. Called a blanket mortgage, it is rare in Canada. Bir Singh Sandher’s brother Sukhdev Singh Sandher also operates under an inter alia BMO mortgage.

Construction of the reinforced concrete drug lab bunker started without permits or approvals in spring 2021 and ended in late fall. Cherries have never been grown on the 1,300m mountainside range land. Temperature decreases by 6.5° C for every 1,000 meters gained in altitude. No cherries are grown above 1,000 meters in the Okanagan.

The area around the bunker entrance is under 24/7 surveilance. Citizens are advised to avoid the area. The Sandhers call their drug lab bunker a ‘water treatment cistern’.


Prior to its sale to the Sandhers, the route along Pyman Road was a hiking trail to the top of Black Mountain.


The Sandhers are behind the biggest drug lab Canada has ever seen, the Falkland bust. The Falkland drug lab was visited by Sinaloa boss Edgar Watson, KTF brass including Bir Sandher, Gurjit Jhajj and Arsh Dalla before commissioning. Gurtaj Singh Sandher was at the lab.

Sami El-Helou handled payment for the purchase of precursors through his Brightway. Those came through HAMC and Ricco the Pigpuncher at DeltaPort.

The drug/weapons bunker on Black Mountain has completed commissioning phase and is operational. Equipment is state of the art.

Sandhers have purchased gas chromatographs, a mass spectrometer, HPLC equipment, and a nuclear magnetic resonance spectrometer. Over $3m has gone into equipment for the production of meth, fentanyl, MDMA and methylphosphonyl difluoride. (sarin). The Sandhers have stockpiled weapons, including 81mm mortars and RPG’s at the Pyman Road lab on Black Mountain.

Near the illegal lagoon filled with stolen crown water, the Sandhers installed a $100k, 3 phase, 4160 volt, 500KvA electrical system. That’s overkill for running irrigation pumps, which run on 600/347 Y connected 3 phase. 4160 is best because cables run a long way underground without voltage drop to the electrical room in the bunker. A 3 tap transformer there: 600/347, 480/277, and 208/120 runs industrial scale lab process equipment.

The concrete bunker cost $8m. The buried structure is 100m SE of the entrance and is 50m long, 22m wide, and 10m in height. The bunker is made of reinforced concrete with 2 support columns in the center. It was built below grade and buried. There is a ramp/tunnel going into it from another small building 100m away. Entrance to the Sandher lab on Pyman Road is clear. Google maps shows a black rectangle, and that is the entrance.
Construction took over 7 months. Total cost is $11m. Add land cost (BMO) and the total is $29m. Sandher’s concrete bunker is 1,100 sq m. They have buried the equivilent of 140, 40′ shipping containers. (11,000 m³/76.3m³)

Methylphosphonyl difluoride (EA-1251 or difluoro) is a chemical weapon precursor. It is used for production of sarin and soman as a component of binary chemical weapons. Methylphosphonyl difluoride, when mixed with isopropyl alcohol, results in the deadly nerve agent sarin.

Sarin is extremely toxic, one of the most dangerous nerve agents known. Sarin is 25-50 times more toxic than cyanide. Sarin is exclusively a chemical warfare agent. It is odorless and tasteless. Exposure to minute amounts of sarin causes death in minutes.

Following exposure, the airways constrict and the lungs fill with fluid, causing shortness of breath. Heart rate slows and blood pressure decreases. Seizures occur, and the victims may secrete fluid from the nose and mouth. Loss of consciousness precedes death.

Sarin was used in chemical attacks by Iraq in the Iran-Iraq War in the 1980s. Syria used sarin in 2013 killing some 1,400 people. Bashar al-Assad used sarin again in 2017. In 1995 sarin was used in the Tokyo subway attacks. In 1993 the Chemical Weapons Convention banned sarin world-wide, labeling it a Schedule 1 substance. This means it has no use other than as a weapon. Non-lethal doses, despite treatment, causes permanent brain damage.

The Sandhers built, without permits, what they called an $11m water treatment cistern soon after they bought the Black Mountain properties with a Bank of Montreal mortgage in 2020, to “store and treat water for irrigation”. The intended purpose for the bunker on Pyman Road is entirely different. Construction began in the spring of 2021, and finished in the late fall. A causeway for water was never built, thus it is only a facade. It is an illicit drug lab. Chemical waste includes Hydrofluoric acid, Phosgene, Diethyl Ether, Benzene, Hydrochloric acid, Sulphuric acid, Sodium Hydroxide, Ammonia, Methylamine, Perchloric Acid, Pyridine and Hexane. Each kilo of meth creates 5-7 kilos of toxic chemical waste, while each kilo of fentanyl produces between 25-30 kilos of waste. For methylphosphonyl difluoride the waste created is about 5 kilos, but it is far more toxic to the environment. Reactions that involve fluorine produce incredibly toxic waste. Sandher chemical waste from the lab on Black Mountain would go to ground, eventually corrupting the water table forever. The Sandher/KTF underground chemical weapons/drug lab bunker at 4502 Pyman Road on Black Mountain in Kelowna has completed testing and commissioning. Drug and chemical weapons production may start at any time.

Through Sandher shell companies, chemicals have been stockpiled. Phosphorus tricloride, Sulphuryl chloride, Methyl Iodide, Acetic anhydride, 4-aminopyridone and 1-boc-4-AP. The first 3 are for the production of methylphosphonyl difluoride. The Sandhers are preparing to produce chemical warfare agents.

Falkland superlab bust
The largest illicit drug lab ever on Canadian soil was announced October 25, 2024. Haul was 390kg of meth, 54kg of fentanyl, 35kg of cocaine and 15kg of MDMA. The Falkland drug lab was connected to the September 2024 seizure of 30 tonnes of precursors in Enderby. The Falkland lab was a major part of the Lyons/Sandher/Sinaloa Cartel operation.

89 guns were seized in raids in Surrey October 25. Included are two .50 cal sniper rifles, 45 handguns, 21 AR-15-style rifles and submachine guns.

Gaganpreet Singh Randhawa was the only man busted. He has made at very least 6 court appearances and has been caged since he was busted in October. The B.C. director of civil forfeiture filed a claim against the property at 5011 Hoath Road in Falkland, as well as the various pieces of lab equipment on January 31, 2025. Named in the claim are property owner Michael Driehuyzen and Gaganpreet Singh Randhawa.

Michael Driehuyzen bought the 163-acre lab property in Falkland in May 2007 for $655k. It was used for an illegal grow op for years. He now lives on a chicken farm on Downes Road in Abbotsford owned by a Kamloops poultry company. Driehuyzen claims full ignorance. The Sandhers leased the ground from Driehuyzen. Sandher lawyer Bert Tonsoo drafted the lease agreement.

The Falkland lab was visited by Sinaloa boss Edgar Watson, and KTF brass including Bir Singh Sandher, Gurjit Singh Jhajj and interim KTF boss Arsh Dalla before commissioning. RCMP raided a property in Enderby in September 2024 and seized over 30,000 kg of precursor chemicals. The 2.6-hectare property was purchased in May 2023 by 2735152 Ontario for $1m. It’s Ottawa address is a Mexican restaurant. Workers there claim ignorance of the company or purported owner Osman Ghazie.

The Sandhers were in partnership in the synthetic drug business with Donnie Lyons who they executed on June 15, 2024. Prabtaj Singh Sandher and Gurtaj Singh Sandher are prime suspects in the Lyons murder.

The hit was ordered by Edgar Watson with Sami El-Helou. Final approval came from Chapito Ivan Archivaldo Guzman.

Cleaning up the lab cost taxpayers over $500k. The setup was as sophisticated as any cops have ever seen. The lab mass produced fentanyl, meth and MDMA, most of which was destined for Australia and New Zealand. Several tons of unregulated chemicals used to produce P2P (phenyl-2-propanone) were seized. Seen for the first time in Western Canada, P2P is a Class A scheduled precursor essential to the manufacture of meth.

Langley fentanyl superlab bust
Burnaby RCMP announced a fentanyl ‘super lab’ bust at a Langley farm on November 27, 2024. Cops use the term ‘super lab’ to describe large-scale, commercial drug operations.

It was another one down for all the usual suspects; the KTF Sandhers, Sinaloa Cartel, and Sami El-Helou.

Cops executed 4 search warrants in the Lower Mainland October 16 and 17. Raids revealed a drug lab at a rural property in Langley capable of producing 7 kg of fentanyl weekly. Cops seized fentanyl, hundreds of kilograms of precursor chemicals and two vehicles.

The most common synthesis route for fentanyl uses precursor chemicals: 4-anilino-N-phenethyl-4-piperidine (ANPP) and N-phenethyl-4-piperidone (NPP).

Two unnamed bums, a 31-year-old Burnaby man and a 43-year-old Surrey man, were arrested and face charges. Three other search warrants were executed at their residences. It took cops three days to dismantle the lab, destroy the equipment and dispose of the contaminated materials. The fentanyl lab was another one down for the Sandher/KTF/Sinaloa Cartel operation. This was the bust after the Falkland Lab was taken down. The North Vernon bust followed, then the 3 labs in the Lower Mainland this spring.



Cops fingered 4 criminal organizations in Western Canada as high-level fentanyl threats to the security of the country. Leader of the parade, until their labs got busted, were the KTF/Sinaola Cartel/Sandhers.

Fentanyl was shipped south, some of it by helicopter. In the mix was Ed ‘Skeeter’ Russell and Hunter Helicopters.

Press correctly made the connection to the Wolfpack. Precursors to feed the Langley lab flowed through the HAMC’s Ricco the Pig Puncher and DeltaPort. There have been no further details revealed since the bust.


Spallumcheen lab bust
Vernon North Okanagan RCMP busted a lab on a rural property in Spallumcheen February 20, 2025. The property on Reservoir Road was another of the Sandher crime family. Gurtaj Singh Sandher was at the lab weeks before the raid.

This was the 3rd Sandher lab bust after Falkland and Langley. At this point it was 3 labs plus the precursor storage in Enderby. This blogger predicted more busts and those came in the spring in the Lower Mainland. Rumour was of more Sandher fentanyl labs scattered from Kamloops to Osoyoos. Information flowed from US authorities in January and it points out the flaw in the narrative in Canadian press. There are wholesale quantities of fentanyl, meth and MDMA flowing south and the ‘3%’ spewed by reporters and cops reflects the fact that virtually none of it is being busted.

Gurtaj Singh Sandher best get his affairs in order. Its said the U.S. is increasingly annoyed with the RCMP’s inability to nail the Sandhers and is formulating RICO charges. There’s a cell waiting for Gurtaj Singh Sandher at Florence Admax H-Unit right this moment.

Lower Mainland Lab busts Aldergrove, Langley Township, and Pitt Meadows
Both those busted in recent Sandher lab busts are Punjabi and they have been released without charge. One has already returned to India, likely the PH.d in chemistry. It would make sense to whack him to silence his acquired knowledge. The latest lab bust ‘accomplishes’ the removal of the Sandher’s chemist, they will get another.


Three separate labs were busted. Labs were busted between March 26 and 29 and the latest come as NO SURPRISE to this space. We predicted more Sandher labs were squarely in cop crosshairs, and this wouldn’t be all of them. RCMP David Teboul is full of shit saying that the labs are NOT producing fentanyl destined for the U.S. “to be abundantly clear” my ass. That’s precisely where its going, some of it dropped by helicopter. Gaslighting by cops isn’t helping anyone and its timing appears political.


“This interdiction has prevented several million potentially lethal doses of fentanyl from being produced and distributed across Canada,” said Cpl. Arash Seyed. The presence of commercial-grade laboratory equipment at each site, along with a Punjabi chemist, confirms the work of the Sandhers and Sinaloa Cartel.

The three fentanyl labs were probably capable of producing 7kg of fentanyl weekly. The amount seized wasn’t disclosed but based on the photos its likely 10 to 15 kg. A number being spewed is 5.5 million doses of fentanyl and that jives with 10kg. The Aldergrove site was in a commercial area in Langley Township, and the Pitt Meadows lab was near a residential neighbourhood. This makes it 6 Sandher fentanyl labs busted in 7 months.
