Details were scant in July 2023 after the sale of the Ramada Hotel at 2170 Harvey Avenue in Kelowna to Gurjit Singh Jhajj.

How much did he pay for the 135-room hotel and conference center at Highway 97 and Leckie Road? The asking price was $32m. How he paid for it is a better question. On March 27, 2024 Aspen Lands Advisory submitted a subdivision application. Gurji Singh Jhajj wants to subdivide and create a separate property for a new Marriott Town Place Suite in the parking lot west of the Ramada hotel.

This was his plan all along. Then, funding for construction of the new hotel was not a Sinaloa Cartel problem.

Plans for his new hotel look less certain after the Sinaloa Cartel being deemed a terrorist organization both in Canada and the US. Anybody dealing with him and them now is in jeopardy. Jhajj's main source of capital is surely gone. Second only to Bir Singh Sandher, Gurji Singh Jhajj was a major KTF money launderer in the Okanagan. He and partner Raj Jaswall sit at the executive KTF (Khalistan Tiger Force) table.

Last fall KTF boss Arshdeep Singh Gill (Arsh Dalla) met with Canco Petroleum's Parmjeet Singh Sehgal and brothers Ravinder Singh Nijjar and Jatinder Singh Nijjar. The Nijjars are brothers to slain KTF leader Hardeep Singh Nijjar. He also met with Gurjit Singh Jhajj. Arsh Dalla was a guest of his cousin, Bir Singh Sandher.

Gurjit Jhajj made the news in 2023 when he purchased Tower Ranch Golf Course in Rutland. Durali Properties owns Sunset Ranch Golf Course, Subway franchises, and the Durali Villa in Vernon. The explosion in Gurji Singh Jhajj fortunes, like Canco Petroleum, has been dramatic.

A decade ago he was struggling with rezoning for his 'Durali Villa' renovation.

In the past 5 years he must have raised well over $100m in capital. Khalistani Gurjit Singh Jhajj has made over $60m in real estate buys in Kelowna in the past 2 years alone and none can say where his unlimited funding is coming from. He is on an Indian watch list and is very close to Bir Singh Sandher. The two men are considered the two top decision makers of the KTF.

DPG Developments Ltd., owned by Ajay Jhajj (also one of the owners of Durali Properties), is kicking off a new residential build at our LonePine property. The incestuous relationship betwix the various KTF terrorists can't be missed.

It has 8 units from 1,912 sq ft to 15,000 sq ft. 5 of the smaller units have been sold with 3 remaining units up for grabs, priced at over $1.4m. Maxine DeHart is a Kelowna councillor. Her LinkedIn reveals she has spent the past 30 years as Director of Sales and Marketing at the Ramada Hotel and Conference Centre in Kelowna. In 2023 it was sold for $32m to KTF heavyweight Gurjit Singh Jhajj and Durali Properties. 2850 Old Vernon Road is 20 acres and owned by Gurjit Singh Jhajj. Mortgage is held by Prospera Credit Union. It changed hands in 2020 for $2.2m. It is rented by an equestrian group. Cherry trees were planted, but died. Ground was then planted in strawberries, which were abandoned. On April 2, 2025 Denciti Development unveiled its evil plans for the Kelowna Springs property. Denciti rejected Kelowna's attempt to buy the golf course in late 2024. The acquistion of 3030 (and 3330 by Suhkdev Sandher) is adjacent to their newly carved out industrial park. Denciti purchased the 480 Penno Road site in Feb 2023 for something north of $30m. Some ground is unsuitable for development due to aquifers which require expensive control. The newly acquired ground is free of that burden. The touted industrial park of 35 acres is a fraction of what the Denciti plan actually is.

The zoning change to industrial from recreational was spearheaded by disgraced Sikh, ex-mayor Colin Basran. There was severe public backlash after the rezone. Outraged Kelowna citizens turfed Basran and installed Dyas by a 3 to 1 margin. Basran's pet project zoning was reversed by council unanimously. Dyas and others like Mohini Singh will be burned in effigy if their colours change.

The Denciti redevelopment can still go ahead if council votes to approve it when it's presented to council. Dencity purchased the adjacent 60.7 acres of 3030 Old Vernon Road, which is zoned A1 agricultural. Any attempts to develop that will include removal of the ground from the ALR. The Sandher plant (3231 Old Vernon Road) is directly across the street, and the 87 acre property beside 3030 (3330 Old Vernon Road) was purchased by Sukhdev Singh Sandher for $9.85m. This over asking price and on a BMO mortgage.

This conspiracy theory reeks to high heaven. Kelowna city council is corrupt and most know it is a puppet of the Sandher crime family i.e. Mohini Singh and mayor Tom Dyas. It very surely appears Sinaloa Cartel money is at work again. In July 2022 Dyas got himself elected with "Tom Dyas says he’ll fight to save Kelowna Springs if elected." That rubbish conflicts with the wishes and desires of his master SINCE being elected.
