Kelowna councillor and Jhajj employee Maxine DeHart spewed sweet nothings about the nothings. "OMG so exciting. When I get back from Ottawa will figure out what we should do in the column. Congratulations." She has apparently excused her excited self from the upcoming Kelowna council vote on the adjacent 'Kelowna Springs' development.

The dodgy capitalists at Denciti have submitted their plans to Kelowna council for approval. Its about the rezoning of greenspace into industrial. We've tracked the surrounding property transactions and key players standing to benefit are rank KTF Khalistanis Gurjit Singh Jhajj and the Sandhers. Direct ownership isn't clear. Seller Ian Robertson retains a $5m mortgage on a grossly overpriced deal he surely couldn't refuse. New North West Trading Inc is another corporate shell game enigma. Address is Denciti.
The title for Kelowna Springs raises red flags. 480 Penno Road Ltd. holds title, but those secured behind the frontmen are Bruce Investments Ltd. and P 251 Enterprises Ltd. P 251 has one director: Ian Robertson, the previous owner of Kelowna Springs Golf Club. Bruce Investments Ltd remains mostly an enigma. Bahamas Leaks revealed a tax scam Bruce Investments Ltd in 2016.
Denciti Development Corp. bought the 106.5 acre property in the fall of 2022. Robertson purchased Kelowna Springs in 1995.

Denciti buys ground at 3030 Old Vernon Road
Maxine DeHart is a Kelowna councillor. Her LinkedIn reveals she has spent the past 30 years as Director of Sales and Marketing at the Ramada Hotel and Conference Centre in Kelowna. In 2023 it was sold for $32m to KTF heavyweight Gurjit Singh Jhajj and Durali Properties. 2850 Old Vernon Road is 20 acres and owned by Gurjit Singh Jhajj. Mortgage is held by Prospera Credit Union. It changed hands in 2020 for $2.2m. It is rented by an equestrian group. Cherry trees were planted, but died. Ground was then planted in strawberries, which were abandoned. It appears a holding property only. DeHart has correctly stepped away from any decisions involving Kelowna Springs.

On April 2, 2025 Denciti Development unveiled its evil plans for the Kelowna Springs property. Denciti rejected Kelowna's attempt to buy the golf course in late 2024. The acquistion of 3030 (and 3330 by Suhkdev Sandher) is adjacent to their newly carved out industrial park.
Denciti purchased the 480 Penno Road site in Feb 2023 for something north of $30m. Some ground is unsuitable for development due to aquifers which require expensive control. The newly acquired ground is free of that burden. The touted industrial park of 35 acres is a fraction of what the Denciti plan actually is. 
The zoning change to industrial from recreational was spearheaded by disgraced Sikh, ex-mayor Colin Basran. There was severe public backlash after the rezone. Outraged Kelowna citizens turfed Basran and installed Dyas by a 3 to 1 margin. Basran's pet project zoning was reversed by council unanimously. The Denciti redevelopment can still go ahead if council votes to approve it. Dencity purchased the adjacent 60.7 acres of 3030 Old Vernon Road, which is zoned A1 agricultural. Any attempts to develop that will include removal of the ground from the ALR. The Sandher plant (3231 Old Vernon Road) is directly across the street, and the 87 acre property beside 3030 (3330 Old Vernon Road) was purchased by Sukhdev Singh Sandher for $9.85m. This over asking price and on a BMO mortgage.

This conspiracy theory reeks to high heaven. Kelowna city council is corrupt and most know it is a puppet of the Sandher crime family i.e. Mohini Singh and mayor Tom Dyas. It very surely appears Sinaloa Cartel money is at work again. In July 2022 Dyas got himself elected with "Tom Dyas says he’ll fight to save Kelowna Springs if elected." That rubbish conflicts with the wishes and desires of his master SINCE being elected. Kelowna residents are urged to remind Dyas of his bullshit BEFORE the council meeting slated for this steal.(tdyas@kelowna.ca)

A deal that closed March 19, 2024 saw 87 A1-zoned acres at 3330 Old Vernon Road in Kelowna sell above the $9.6m asking price for $9.85m. The property is across the street from the polluting plant of Sandher Fruit Packers at 3231 Old Vernon Road. The new owner is S. Sundher Orchards Ltd. aka Sukhdev Singh Sandher, Bir Singh Sandher’s brother. (davesandher@live.ca) The property has 15 acres in a cherry nursery, and was a turf farm prior to B.C. Tree Fruits purchasing it in May 2019 for $6.48m. B.C. Tree Fruits envisioned a packing plant and removal of the land from the ALR.
Backing the Sandher crime family yet again is Bank of Montreal.
The significance of Kelowna Springs developer Denciti Development Corp buying the adjacent ground at 3030 Old Vernon Road a few months before the Sandher purchase ought not be lost on anybody. It takes little imagination to suppose the Sandher's deep connections to dirty Provincial civil servants would grease the removal of that ground from the ALR to allow the development of industrial land to proceed. The source of Denciti's bottomless capital isn't obvious.

Ltd. changed its name to 3030 Old Vernon Road Holdings Dec 7, 2023. On January 8, 2025, 3030 Old Vernon Road Holdings reported 2 officers. Garry Fawley CEO, President and Volodymyr Gusak secretary. The 60.7 acres at 3030 Old Vernon Road was offered for $6.7m. The property is zoned A1 in the ALR. Stated value at land titles is $7.1m. There is no mortgage.
