The title for Kelowna Springs raises red flags. 480 Penno Road Ltd. holds title, but those secured behind the frontmen are Bruce Investments Ltd. and P 251 Enterprises Ltd. P 251 has one director: Ian Robertson, the previous owner of Kelowna Springs Golf Club. Bruce Investments Ltd remains mostly an enigma. Bahamas Leaks revealed a tax scam Bruce Investments Ltd in 2016.

Denciti Development Corp. bought the 106.5 acre property in the fall of 2022. Robertson purchased Kelowna Springs in 1995.

Directors were changed the same day to David Fawley, Garry Fawley, and Volodymyr Gusak of Denciti Developments. Daniel B. Newfield resigned. 1447916 B.C. Ltd. changed its name to 3030 Old Vernon Road Holdings Dec 7, 2023. On January 8, 2025, 3030 Old Vernon Road Holdings reported 2 officers. Garry Fawley CEO, President and Volodymyr Gusak secretary. The 60.7 acres at 3030 Old Vernon Road was offered for $6.7m. The property is zoned A1 in the ALR. Stated value at land titles is $7.1m. There is no mortgage.

Green rectangle is 3330 Old Vernon Road. It is 87 acres and was purchased by Sukhdev Singh Sandher for $9.85m in March 2024. This was over asking price on a BMO mortgage. Red rectangle is 3030 Old Vernon Road. It was purchased by Denciti principals in late 2023. There is no mortgage registered. Yellow circle is 2850 Old Vernon Road. It is 20 acres, purchased by Gurjit Singh Jhajj in 2020 for $2.2m. Mortgage is held by Prospera Credit Union. Denciti purchased the 106.5 acre property at Penno Road in the fall of 2022 for around $30m.

Gurjit Singh Jhajj - Kysa Investments Ltd

Overshadowed by fentanyl producer Bir Singh Sandher, yet a major league KTF money launderer, Gurjit Singh Jhajj is behind Kysa Investments Ltd. That's the vehicle for the ownership of Jhajj's Subways. This brilliant conclusion comes from a sudden rush to hire multiple 'Sandwich Artists', with 'Advancement Opportunities' in Vernon. Its said the Punjabi fake student mill in the Okanagan has broken down due to cop heat, thus explaining the pressing need to hire from the community instead @ $17.40 per hour.

The status of Gurjit Singh Jhajj's ambitious hotel expansion isn't clear. His involvement in Kelowna Springs is becoming more obvious with the smoking gun expected soon. Virtually certainly Jhajj is behind the purchase of 480 Penno Road through Bruce Investments Ltd and P 251 Enterprises Ltd. He should have been suspected behind another golf course purchase in Kelowna all along.
